Green Tree Lodge is just 1 kilometer from the town center of Livingstone and 10 k’s from the Victoria Falls – one of the seven natural wonders of the world. The Lodge is set in an acre of secluded grounds with many different types of sub -tropical fruit trees and in well maintained gardens.

There are 6 chalets in total – 4 doubles, 1 twin and a large Family that sleeps 6. There is ample car parking and 24 hours staff attendance, including night guard. There is an electric fence with is around the perimeter and an attractive swimming pool near the bar.

There is an excellent Restaurant with dishes from many countries, plus the bar with both local & imported beers plus all the usual spirits and soft drinks.

The owners/managers house is on site with 4 bedrooms, (1 presently used as a laundry) lounge and office area. We have a small gift shop and activity center at the Lodge entrance. All activities can be booked through the Lodge for the clients. The Lodge is open all year round at present with visitors from across the world.

Over the last 12 months there has been extensive growth and expenditure at the Lodge.

Our turnover has increased to almost for year ending 2016, it was just over for 2017. Our occupancy levels average 72%. Our expenditure was up in year 2016, but that was due to a complete refurbishment to all the chalets, Restaurant, and swimming pool. We also built a Family chalet that sleeps 6. We had the previous year 2015 purchased a 20 KVA generator to supply the whole Lodge because of electricity outages, this has proved a most valuable asset.We identified the need for a Family chalet as many families previously would have to be split in 2 chalets to accommodate them. By doing that we effectively lost the use of 2 double chalets. The Family chalet has proved a very successful asset as it is constantly in use.

We have Booking.com as our preferred booking partner and again this has proved to be a very successful move. We have our own new web site – www.greentreelodgezambia.com - which has lots of information about the Lodge and the activities available and was totally renewed 9 months ago. This move has proved a success as we have received many enquiries and booking from it.

Our bookings come from many sources, Booking.com, our own web site, word of mouth and return bookings. Our clientele comes from various parts of the world, majority from North America, UK and Europe. Many of the potential guests have recognized that we offer good value for money and having our own Award winning Restaurant is a big bonus. We have bookings right the way through 2020, and enquiries for 2021/2022.

Without all the improvements we felt the Lodge was not moving forward fast enough. Our forecast for 2020 is again an increase in turnover, occupancy and profitability.Should you be interested in viewing our financials then this can be arranged.
